Grandscape is a high-visibility development in the center of the North Texas growth corridor, one of the fastest growing areas in the United States, with population projected to increase from 6.6 million to more than 10.5 million people in 2040.
Approximately 70 percent of the customers will access the site from the Sam Rayburn Tollway SH121), mainly utilizing three interchanges at Plano Parkway/Paige Road, South Colony Boulevard and Spring Creek Parkway. Two other interchanges on the Sam Rayburn Tollway SH121) will also be used, at Main Street/Josey and Legacy Drive. The five interchanges will provide strong access from a major highway. The remaining 30 percent of customers will arrive from the President George Bush Turnpike, 5.9 miles south of the site, and the Dallas North Tollway, 1.9 miles to the east of the site. Plano Parkway and Spring Creek Parkway (both six lane thoroughfares) will provide direct access from these highways to the site.
To enhance traffic flow at Grandscape, four and six lane thoroughfares will be constructed to form a looped road system. Driveways and road connections will be strategically placed on site, with generous turn lanes and deceleration/acceleration lanes to further promote traffic flow.
